The rooms taken into account for the number of rooms in a dwelling are :
Living room / Dining room
Bedrooms
Study / Library
This distinction between "main rooms", intended for living or sleeping, and "utility rooms" is defined and imposed by article R111-1 of the French Construction and Housing Code.
The number of rooms in a dwelling takes into account all living areas with a surface area of at least 9m². This excludes, for example, bathrooms, kitchens, toilets, entrance halls, corridors, landings, storerooms, laundry rooms, cellars, attics, stairwells and boiler rooms.
How do you calculate the living area of a property?
To do this, we need to take into account the following areas:
- The converted attic.
- Standard living areas (scullery, kitchen, bathrooms, dining room, living room and bedroom).
The following areas are not included in the calculation:
Stairwells.
Partitions and walls.
Verandas, balconies, loggias and terraces.
Sheds, garages, basements, cellars and other outbuildings.
Unconverted attics.
Ducts and shafts.
Common areas of condominiums.
Window and door openings.
Rooms no higher than 1.80 meters (e.g. mezzanines).
